7 Ways to Increase Internet Traffic for your Property
Posted by: David Guerrero
It is no secret that being at a 100% occupancy does not only mean stability for your property, but also puts you in a position of power against your competitors. You are 75% more likely to rent to someone from an internet lead over a walk-in. Remember, internet leads already have a lot of information about you. The fact that they want to know more by calling you or completing an online inquiry, presents an amazing opportunity for you to close the sale.
1.Make sure you know where your traffic is coming from.
This will allow you to track where your marketing dollars are spent and know where you can invest most of your money. If you notice a lot of your traffic is coming from craigslist.com, increase your visibility on that website. If you’re receiving close to 0 leads from apartment Finder, then you know to not spend your marketing dollars there.

2.Make internet inquiries a priority.
A mystery shopper usually sends out approximately 1,500 leads a month and unfortunately only 18 % of them are responded to on the day they were sent, 51% of them never received a response. That is compared to you not answering your phone half of your entire work day. You will lose leases and be outperformed by the competition if you do not place importance on these leads.
3.Keep track of your competition.
Know who your competitors are, where they’re, what they advertize, Where they advertise and how often they update their ads. The internet creates new competition for you very often. The prospect who is relocating may not know where they want to live and look at all communities listed in the search. Each month you should re-evaluate your market study and decide on whether or not you should add new apartment communities to your list and remove ones that may no longer be your competitor
4.Ensure your website is up to date
Make sure your website is up to date. Do not leave outdated pricing, pictures or pertinent information. The last thing you want your prospect to hear when they call your community is, “We stopped running that special”, or “We no longer have those prices”
5.When you reply to emails, make sure you use a unique subject line
The average online prospective resident will inquire with about 6-10 communities in one sitting. Imagine getting 10 auto responses where the subject line is exactly the same. Make yours stand out, but not to look like spam!

We all know social media’s power is no longer a secret. Make sure you give your visitors an opportunity to share your property’s description, pricing and photos. This will give you a unique chance for your property to showcase on your visitor’s social media profile and available to be seen by all their friends.

7.Key words are the key
Pet-friendly, affordable apartments, apartments with fitness center, apartments in (city/state) are among the most popular search terms on the net. Make sure you use the correct wording when updating your website. Remember, people do not search for terms we use in the property management industry, such as “units” when referring to an apartment.
